Foundation Wall Drainage Solutions
The most common foundation wall water drainage problem our company encounters is water seeping into basements and crawl spaces via cracks in the foundation wall/floor and plugged or lack of foundation drains.
Another common foundation wall drainage issue we encounter is negative drainage. This problem consists of storm or natural waters draining toward a homes foundation wall. Water will puddle near the homes foundation and eventually find a way in to your home or create a very damp area in your concrete foundation wall. Water and/or moisture that gets into your home can cause extensive damage which can consist of having to replace drywall, hardwood floor, carpet and can even crack a foundation wall.
Foundation drainage problems can be fixed in a couple different ways. Making sure the home has positive water drainage is the best way to prevent storm water from entering the house. The grade of the soil against the homes foundation wall should be higher than the surrounding soils. Water takes the path of least resistance and will roll down hill (away from your foundation) if your soil is graded properly. Clay based soils should be used around your homes foundation to attain positive surface grade. Clay based soils saturate quickly with water and prevent large amounts of water from being absorbed near your homes foundation wall. Our drainage contractor can bring in clay based soils, spread them properly and tamp them in for a properly graded yard.
Foundation drainage can also be fixed by having our company install downspout extensions to your homes gutter system. Your gutter system collects rain water that accumulates on your roof and dispenses it through downspouts near the foundation of your home. Sometimes this water can cause flooding problems in your home. Downspout extensions are connected to your gutters downspouts to drain storm water far from your homes foundation wall. Our drainage contractor can also tie in your sump pump drain and/or washing machine overflow drain to your homes downspout extensions to make sure these water sources do not contribute to your foundation drainage problems. All of our downspout extensions are buried underground for aesthetic and convenience purposes.
Downspout extensions are great at moving rain water away from a homes foundation but sometimes the storm water never gets to that point. Clogged and/or leaky gutters and downspouts can cause foundation drainage problems. Clogged and leaky gutters fill up with water quickly and spill out all around foundation walls. This dripping water can erode the grade around your foundation causing rain water puddling which can lead to damage. Window wells are great at allowing natural light into basements but can be a problem for homes if it is allowing water to enter your house. Our drainage contractor can give you best solution for your leaky window well. This solution can include installing a new taller window well, adding a cover to the top of it, digging the well deeper, adding a drain to the bottom of the well and/or sealing the well and creating proper soil drainage around it.
